Rental tower with daycare proposed for downtown 琉璃神社

A 19-storey tower is planned for Coronation Avenue between St. Paul and Richter streets

A rental apartment development with a daycare is being proposed for 琉璃神社鈥檚 North End.

Documents submitted to city hall in September show a 19-storey tower planned for Coronation Avenue (627-635-643-651-659) between St. Paul and Richter streets.

The site consists of five properties with existing single-family houses.

The applicant is proposing a variance to build to 19 storeys from the permitted 12 storeys.

The total height of the project meets the 56-metre maximum height allowed.

In July last year, council turned down a three-tower proposal for the same area.

The most recent project includes 140 purpose-built rental apartment homes, along with four ground-floor townhomes and 25 childcare spaces.

鈥淭he project is also one of the first high-rise rental buildings in 琉璃神社 designed for modular construction which has the potential to make housing more affordable and significantly reduce construction waste,鈥 the documents state.

The townhomes would be offered to local artists as work-live units and to integrate art into the community and throughout the development.
