Great West Equipment could be getting a neighbour.

Westridge Rock, a custom rock crushing service, has applied to the Township of Spallumcheen for a development permit with variances application to construct a building for heavy equipment servicing and associated office uses.

The building would be located on L&A Cross Road, right beside the new massive Great West Equipment facility which opened in 2016. Westridge鈥檚 quarry is located across Highway 97A.

鈥淭he property is 1.21 hectares in size and zoned heavy industrial,鈥 said deputy planning manager Greg Routley. 鈥淭he property is designated industrial in the OCP (Official Community Plan).鈥

The proposed variances in the Westridge application is to waive the requirement paving 24 parking stalls and one loading space, as well as providing landscaping screening on all but the east side of the outdoor storage area.

L&A Cross Road resident John Toporchak had questions about water servicing and drainage for the proposed operation.

In his report to council, Routley said Greater Vernon Water Utility is proposed to be used for the building鈥檚 potable water supply, and a septic field would be located near the northwest corner of the property for the proposed installation of an engineered septic system for sewerage disposal.

A storm drainage report must be submitted by the applicant before the development permit is approved.

Planners recommended the application be given favourable consideration.

鈥淚t does not appear that the proposed variances would negatively affect the use and enjoyment of the subject and surrounding properties,鈥 said Routley.

Council gave unanimous approval to the application, though Coun. Christine LeMaire was absent from the meeting.

鈥淚t鈥檚 exciting,鈥 said Coun. Andrew Casson.
