Proposed changes to zoning bylaws that will help shape the future of West 琉璃神社 go to public hearing on Tuesday (Nov. 5).

City council gave initial consideration to the bylaw in October. A staff report states that the changes include:

  • Introduction of five new urban and neighbourhood centre zones, with corresponding changes to related regulations throughout the bylaw;
  • Creation of a density bonusing program consistent with OCP direction to support the supply of priority housing;
  • Updates to parking regulations to address anticipated new mixed uses, density, and built form;
  • Key updates to regulation and interpretation based on feedback from staff, council, and the development community regarding the existing bylaw.

Major changes being considered would allow buildings of up to 19 storeys in the proposed Westbank Urban Centre, and 12 to 15 storeys in the other new zones. High-density, mixed-use (residential, commercial, office) developments and walkable pedestrian areas are also included.

The public hearing is scheduled for Nov. 5, starting at 7 p.m. at city hall (3731 Old Okanagan Highway).
